This unique property is being developed carefully with an emphasis on retaining its exclusivity and beauty. After full development of Scrub Island, we expect there to be less than 200 people on the island at one time.

The central landing point and full-service marina will be the Grand Entrance for the island. We have planned for a retail grocery and marina store along with other resort services. The marina will be available for owners' yachts and dinghies along with limited space for visiting boats, etc. In addition, there will be several restaurants on the island. A casual restaurant and bar located near the landing/marina area as well the very upscale "Candle Room". On the peak of the island there will be a moonlight bar, pool and observatory. This area has a 360 degree view and will be a delight for after dinner drinks, desserts or star gazing.

The 26 Marina Suites are the initial lodging component of the island. These are 2 bedroom/two bath units complete with full kitchen and large balcony. In addition, you will find our Ocean View Villas and Long View Residences, all feature a huge living/dining area in addition to large bedrooms and terraces. All of our units are designed to allow hotel to rent each bedroom separately when the owner has released their unit to the rental program. As a property owner on our island you will immediately become part of a small enclave of people. Owners can use their unit at any time and although we want you to put your unit into the rental program and will motivate you to do so, you are under no obligation.

For the sports fishermen, we are one of the closest marinas to the famous North Drop, home of giant marlin and tuna. You may use your unit as a private home while taking advantage of hotel services. The hotel staff and management team will ensure your unit is well maintained and ready for you or your guests.
 

The British Virgin Islands are a group of over 50 islands located in the Leeward Islands, about 65 miles from Puerto Rico and 10 miles east of the US Virgin Islands. Easy acess to BVI can be made by connecting through San Juan P.R. ....on all major airlines. Several airlines fly to Beef Island BVI and departures are usually every 30-45 minutes.

Christopher Colombus came across the Virgin Islands on his second voyage to the "New World" in 1493. The islands went untouched for the next 100 years until they were discovered by pirates and privateers of the 17th century. The BVI shores were home to Black Beard, Norman and Jost Van Dyke who have islands named after these legendary characters.

In the mid century the European settlers arrived and it was actually a hardy group of Dutchmen who are believed to have constructed a Fort, on Tortola. In 1672, the islands were made up of mostly British settlers and was therefore annexed by Britain and administered by the Government of the Leeward Islands.In 1834, the emancipation of slaves in the British West Indies, a hurricane and a series of bad ecomonic years put an end to the plantation system in the BVI.

Today, the BVI Government is comprised of a legislative Council of elected at-large and district representatives, and an Executive Council formed from the majority government.This territorial government is headed by a Chief Minister chosen by the members of the majority party. A British Govenor is appointed by the Queen and acts as her representative.

What is the timing for completion of the development?

  • We already started construction of the first two Long View Residences and constructin on the Marina Village. The total construction phase is expected to take 12-18 months with an opening scheduled for Fall of 2007.

When calling to the BVI, do I need a country code?

  • No, From the USA, a BVI number can be reached by dialing 1 and the 284 area code, then the number.

How large is the marina and can the owners rent a slip?

  • Presently, we should have approximately 65 slips available for vessels up to 150 ft. All slips will be offered on a first-come basis to our property owners. After all the owners are taken care of, then we will offer daily and monthly slip rentals. Note - BVI law prohibits the sale of marina slips.

Is there a beach for the owners?

  • The resort has 3 secluded beach areas available for our guests. You'll be able to find the perfect quiet hideaway without leaving the island! 

What is the temperature in the BVI?

  • Lying just over 1000 miles from the equator, the BVI enjoys a balmy sub-tropical climate impacted by consant trade winds. Seasonal 
  • Tempatures are as follows: Winter 80 ~ 85 degrees, Spring and Fall 85 ~ 90 degrees, Summer 90 ~ 92 degrees.

Is furniture included in the purchase price?

  • Yes, premium furnishings and appliances are included in the Marina Suites and Ocean View Villas. 
  • The Long View Residences have a furnishing option. 
  • Interiors are designed by Hirsch Bedner & Associates from Atlanta

What kind of transportation will be available?

  • Mainsail will have a on-demand ferry that will transport you to and from Beef Island. While on the island, golf carts will be the mode of travel all around the resort and estates. 

How do I get to the British Virgin Islands?

  • There are NO direct flights to the BVI' s main airport Terrence B. Lettsome (EIS). 
  • Commercial airlines offer frequent flights via San Juan-Puerto Rico, St. Thomas, St. Maarten/St. Martin, Antigua or St. Kitts. Connecting service is offered by American Eagle, Liat and Cape Air, with occasional service by other airlines and charter flights. 
  • If you are coming from Europe or Canada it easier to travel to Antigua and then take a connecting flight to Tortola on either Liat, Caribbean Star, Caribbean Sun, or a private charter flight.

Information on Purchasing

The Buying Process

Now that you have decided to own a piece of this exciting resort/island opportunity...

What do I need to do next to start the purchase process? Here is where you can relax. Mainsail has put together an efficient processs of walking a purchaser through the entire sale. In so doing, we feel we have taken an otherwise cumbersome process and reduced it to a few easy steps. When buying real estate in the British Virgin Islands and you decide to finance the purchase you will need to utilize the lending services of a BVI bank for collateralization.

What Bank do I use? How do I get in touch with them? We have established a relationship with several large banks in the BVI and have pre- arranged an efficient and systematic process for your loan and other related documentation to be processed. They will walk you through the process and ultimately close the loan on your behalf.

Can I speak to other banks? Certainly, but we believe you will soon realize that the pre-arranged process we have established will be the "path of least resistance" with the answers to all of your questions and an experience that is quite pleasant.

Will a US bank or lendor finance my purchase? Generally, No. This is because the property is located in a foreign country. However, some lending institutions have representation in the Caribbean, so please check with your lender.

How do I finance the purchase of my unit? Commercial or residential loans can be obtained for up to 30 years. Interest rates are similar the the US and are currently between 6.5% and 7% for fixed loans. These loans can be available for up to 75% of the purchase price. As with all real estate loans, there are many packages available and these will depend on the individual applying for the loan.

Can I buy insurance for the unit I purchase? Yes. up to 100% of the replacement cost of your unit (not including land) can be insured. The approximate annual cost is .0075 of the purchase price.(example: $600,000.00 replacement value would be $4000.00 per year.)Are there deductibles and if so how much? Yes, These can run from $1500.00 to up to 2% of the insurable amount.

Are there any special permits, licenses I need to obtain for ownership? Yes! All persons that are foreigners wishing to purchase property in the BVI need to obtain a Non-Belongers Land Holding License (NBLHL). Again, Mainsail has taken all of the guesswork out of this process by pre-arranging your obtaining this license within 90 days.

How much is the license? The license is only $200.00 per person and legal fees will be approximately $1,500.00 for the processing. We are working closely with O'neal Webster one of the most prestigious law firms in BVI (onealwebster.com)

Can I close on my property before I get my NBLHL? The Government requires that all persons closing on the purchase of lands in the BVI must first have obtained and have in their possesion a NBLHL. Therefore, the initial deposits made will be held in an escrow account until the time of closing.
