The 900-acre site for Rum Cay Resort Marina is an untouched canvas awaiting its rightful place in history. The island's unique topography includes several rolling hills rising to about 130 feet, creating a picturesque viewpoint for all who visit. Of course, we weren't the first to discover this magnificent location.
Christopher Columbus, on his maiden voyage to the New World in 1492, made his first landfall on San Salvador, located 20 miles northeast of Rum Cay. The famed navigator later discovered Rum Cay originally named Mamana by the local Lucayan Indians and named it Santa Maria de la Concepcion. The island's current name was derived from a rum-laden sailing ship that wrecked upon its shores. Cotton Field Point, the second highest point on the island, offers a glimpse into the past and future. Once the home of kindly pirates, many have reached this special place.
In the 1700s, Rum Cay was a popular refuge for American Loyalist farmers, who grew cotton, pineapples and sisal on their plantations. As the 20th century approached, Rum Cay developed into a major salt exporter and center for horse and cattle breeding in The Bahamas.
Evidence of Rum Cay's history has remained relatively untouched for centuries. The remains of Loyalist plantations remain hidden in the heart of the island, although stone-wall plantation boundaries peep through the foliage and undergrowth. The original salt beds are still visible in Rum Cay's Salt Pond. To this day glass bottles, ceramics, tools and other artifacts from the early settlements can be found on plantation sites.
The HMS Conqueror is another of Rum Cay's preserved treasures. The British Man O' War ship, the Conqueror sank in 1861 off the south shore of the island. All 1,400 hands miraculously survived. Known as the "Underwater Museum Of The Bahamas," the wreck is a popular dive spot. Adventuresome divers can still find the shaft, anchor chains and hawser holes in 30 feet of water in a staghorn gully near the breaking reef.

The Golf clinic will offer homeowners and guests the opportunity for individual or group lessons with our on-site golf pro on greens comprised of four links that can be played from either end to offer 8 holes. This training facility is designed for a stress-free introduction to golfing, an opportunity to improve one game or selected strokes, or just simply enjoy one or two rounds of 8 holes.

CAMP RUM CAY

COMMUNITY INFORMATION

What is the concept of the development?
Rum Cay was Christopher Columbus' second landfall in the New World and he named the island Santa Maria de la Concepcion. This inspired the development team to create the concept of a Spanish style coastal village. Port Santa Maria, the village community that will serve as the centre of activity in the resort, will bring to life a Castilian village that we imagine could have evolved in the beautiful Caribbean setting, which is Rum Cay.

Interspersed with history and ambience will be a luxurious resort community, personifying "barefoot elegance" while providing residents and visitors with facilities and amenities designed to provide opportunities to relax, unwind, as well as to experience the active lifestyle for which Rum Cay is well known.

When will the first phase be completed?
The mega yacht, Blue Flag standard marina will be completed in early 2008. The Residences at Port Santa Maria are scheduled for completion shortly thereafter.

When will the resort be completed?
The resort is scheduled for completion in 2010, marked by the opening of the Rock Resorts hotel.

How big is the entire resort?
The property on which the resort is situated is approximately 900 acres in size. Residences and amenities will be constructed with low density, utilizing only one-third of the overall parcel, preserving the pristine, natural beauty of this innocent island, both above and below the water.

What facilities will be available?
To provide residents and visitors with an active yet luxurious experience, the Resort will offer a selection of active pursuits such as fishing, boating and other water-based activities.

Visitors to Rum Cay will experience the casual elegance for which Rock Resorts is known within the 100-room hotel that will overlook the ocean with 270-degree views from Cotton Field Point. The resort will feature a signature Avanyu Spa with pool and fitness centre. Port Santa Maria will provide further opportunities for dining and shopping, among other activities. Departing from within the resort, visitors will be provided opportunities to experience a variety of other adventures, including expeditions to ecological sanctuaries on uninhabited islands, bird watching, and exploring caves with Lucayan Indian painting, among other activities.

Ten minutes at the most from jet to jetty.


RESIDENCES AT PORT SANTA MARIA

What size residences are available?
The Residences at Port Santa Maria will initially offer 7 different floor plans, including 2 and 3 bedroom configurations. Floor plans range from 1,275 square feet to over 1,876 square feet of air-conditioned living space.

What is the pricing?
Prices start in the high US$900's and go to over US$2 million.

Is there a Home Owner's Association?
There will be a professionally managed Homeowner's Association that will assume management of the property at a reasonable fee.

Can the title be transferred?
Yes, there is an easy transfer of title as the properties are fee simple/freehold.

Will title insurance be provided?
Yes, purchasers will be able to obtain title insurance through a prominent American title insurance provider.

How would I acquire hurricane and homeowner's insurance?
Purchasers will be given recommendations for local Bahamian insurance firms. The process for obtaining insurance is similar to that which is common in the USA.

What types of mortgages are available?
Banks in the Bahamas routinely offer mortgages to international buyers and it is a very routine procedure.

However, to make the process even more streamlined for North American buyers, we are planning on entering into an arrangement with Wachovia Securities to offer US style mortgages.

Can I re-sell my property?
Once the unit is complete, you will be able to sell your property. The terms of such re-sale will be addressed in the definitive sale agreements.

Do I need to furnish my apartment?
You will have the option of taking a furniture package (to be arranged by our interior design firm), which will be delivered and set-up in your condo. Should you wish to furnish your own condo, we would be happy to assist with logistical planning.

Will a unit owner own any part of the resort beyond an interest in an individual condo unit?
Each owner interest will be limited to the ownership of their individual unit and a non-exclusive proportional share of the condominium common property and limited common property.

How will a unit owner be assured access to resort amenities?
Each owner, through their membership in the condominium association and the Rum Cay Club, will be entitled to use all non-private amenities within the resort, including but not limited to the resort hotel. Certain private membership clubs will be accessible on a fee basis at specified times.

What other expenses will be incurred in connection with ownership of the unit?
The unit owner is responsible for all expenses incurred in connection with the unit, such as property taxes (where they may occur), utilities, insurance (that which is not covered by HOA dues), additional condominium association assessments, and owner debt service, among others. There will also be additional charges should the owner require optional services such as housekeeping, gardening etc.

How are environmental impacts addressed?
As part of the approval process required in the Bahamas, we have completed an Environmental Impact Assessment of the site. This investigation evaluates the potential impacts of a proposed development. The resulting report placed emphasis on issues related to land use, sensitive habitats (including mangroves and inland ponds, which are breeding grounds for wildlife) and marine environments, among other areas. The Impact Assessment recommended a variety of ways in which the developer could mitigate its effect on the environment and these were incorporated into the design plans.

At the Rum Cay Resort Marina, we are committed to preserving the natural environment, both above and below the water. We will be creating the first nature preserves on the island to protect local and transient wildlife, such as the abundant bird population and the teeming array of fish, which populate the surrounding waters. To further protect the coastline and the land itself from erosion, we are undertaking to remove alien plant species and to re-vegetate with local varieties. As the marine environment is so important to the development, we have undertaken to make our marina adhere to Blue Flag standards. This is a voluntary code of conduct, which requires high standards of care for the environment.

Rum Cay Island Information
Where is Rum Cay?
Rum Cay is located in The Bahamas, just 360 miles east of Miami, 185 miles southeast of Nassau and 40 miles east of Great Exuma. It is one of 700 islands and nearly 2,500 cays extending over 100,000 square miles of some of the most pristine ocean waters in the world.

How did Rum Cay get its name?
The island was first named Mamana by the Lucayan Indians and Santa Maria de la Concepcion by Columbus on his maiden voyage to the new world. The modern name, Rum Cay, is said to be in memory of a rum cargo ship that sank off the coral reefs that abound the island's shoreline.

How large is Rum Cay?
A small out island, Rum Cay is 45 square miles (approximately 9.5 miles long by 5 miles wide), with a population of approximately 100 islanders.

What language is spoken in Rum Cay?
English is the official language.

Can I use my cell phone in Rum Cay?
Yes, you can use a GSM phone on the island.

Can I use the internet on Rum Cay?
Yes, wireless internet is available at points throughout the development.

What are the components of the Rum Cay development?
Rum Cay Resort Marina will be a world-class resort destination, comprised of the following amenities within its 900-acre development site: a well-protected Blue Flag, mega-yacht marina with ship's store and fuel services; a luxury Rock Resorts hotel with residence club; a signature Avanyu Spa with swimming pool and fitness centre; the Port Santa Maria Marina Village with restaurants and shops, among other amenities; plentiful recreational opportunities including boating, sport fishing, snorkeling, diving, and equestrian sports, among other activities; and a wide variety of residential offerings from fractional residences to condominiums to palatial single family homes.

How do I get to and from Rum Cay?
There are currently several options for getting to and from Rum Cay:

Private plane/charter:
Rum Cay has a new 4,500-foot-long airstrip, which currently has open access for private and charter aircraft.

Over Under Aviation specializes in transportation to Rum Cay from Florida. As well as a standard charter operation, they operate a "Pooled Charter Service", whereby open seats on charters are for sale. There are other services available for charter from Nassau, such as Pineapple Air or Acklins Blue.

Scheduled flights:
Cat Island Air (242-377-3318) round-trip flights from Nassau to Rum Cay are offered on Wednesday, Friday and Sunday, with prices currently around $70 per flight segment.

By boat:
While the Rum Cay development will include a state of the art marina, there is currently a small marina located at Sumner Point on the island. The GPS co-ordinates are: 23.37.846N, 74.51.035W (Outside waypoint) and 23.37.846N, 74.50.977W (Buoy waypoint).

International flights:
There are currently no international flights direct to Rum Cay. It is however, possible to change planes in Nassau (which accepts flights from the US, Canada, the UK and other countries) to transfer to Rum Cay.

However, once the new terminal building is complete and airport personnel are on the island, Rum Cay will become a Port of Entry to the Bahamas with customs facilities. This will allow direct flights to Rum Cay from the US mainland and elsewhere, without requiring a stop in Nassau, Stella Maris, Georgetown or elsewhere to clear Bahamian customs.

Montana Aviation Limited will provide a regular scheduled service to the island from Nassau and it is further intended to establish scheduled flights from North America with US/Canadian carrier, once passenger demand increases and the runway is lengthened to cater for larger planes. This may be further expanded to take services from other international destinations at a later date.

What is the climate and topography like on Rum Cay?

In which time zone is Rum Cay located?
Rum Cay is on Eastern Standard Time (EST). Daylight Savings Time is observed from April to October.

How many locals reside on Rum Cay?
There are approximately 80 locals on the island. There are also a few seasonal residents from different parts of the world, including the US and Canada.

What is the Government of Rum Cay?
Rum Cay is part of the Commonwealth of the Bahamas and as such is governed by the National Government in Nassau. Rum Cay and the surrounding islands have an MP who has a seat in the National Parliament.

However it is considered to be an out island and because of the distance from the capital city, it has a system of local government as well for reasons of practicality. Its day to day affairs are managed by a District Administrator, who is responsible for Rum Cay and its neighbor San Salvador.

Are medical services available?
Currently, there is a small medical clinic, staffed by a resident nurse, in the town of Port Nelson. As a part of the Rum Cay development plan, the medical services will be expanded as part of the resort operation. This is expected to include a newly built medical facility staffed with on-site personnel.

What is the currency on Rum Cay?
The US dollar is freely accepted and used throughout the Bahamas along with the Bahamian dollar. The Bahamian currency is pegged to the US dollar so it is of equal value for every day purposes.

Can I apply for permanent residence?
Those who wish to settle in The Bahamas by investing in property, retiring here or opening a business usually apply for this status. Accelerated consideration for Permanent Residency can be obtained with a minimum property investment of $500,000. Applicants must be of good character, show evidence of financial support, and say in writing that they wish to live permanently in The Bahamas. Wives and dependent children (under age 18) usually resident in a household can be endorsed on the certificate when the original application is made or later, subject to conditions which may be made by the Immigration Board.

Is an alien's landholding license required?
The International Persons Landholding Act 1993 encourages foreigners or companies owned by them to purchase a second home in The Bahamas. If a foreigner acquires a single-family dwelling or vacant land to be used in the construction of such a dwelling then he no longer need obtain a permit from the Government (specifically the Investments Board) prior to the purchase. S/he need only register the acquisition subsequently with the Investments Board.

Are there any legal safeguards for foreign investors?
The Bahamas is a recognized offshore financial centre, with over 250 licensed banks and trust companies operating there, including subsidiaries of well-known banks. It is internationally recognized as a safe investment environment, with a very strong regulatory environment in place.

Buying property is a highly regulated process and both buyer and seller are advised and guided through the process by realtors and lawyers, much as they would be in North America or Europe.

Is the property freehold in Rum Cay?
Yes, residences will be sold freehold.

How are hurricanes and severe weather addressed?
Understanding the concern that our future residents may have about severe weather, safety has been of paramount importance during the design process. Bahamian building codes (which are based on the South Florida codes) are very strict. As such the buildings are designed to withstand severe hurricanes. However, Rum Cay is not frequently impacted by such storms.


ACTIVITIES ON RUM CAY

What does the Spa include?
The spa will be a signature Avanyu Spa product with 15,000 to 25,000 square feet of space offering a range of treatments, as well as a swimming pool and fitness centre.

Is there a golf course nearby?
A golf training facility is currently planned in the Resort. If there is sufficient demand, we will consider building a signature golf course in the future.

Are there tennis courts?
Yes, tennis courts are planned.

What boating and aquatic services will be provided?
The waters off Rum Cay are crystal clear and provide many unique opportunities to enjoy them. Rum Cay has calm backwaters full of schooling bonefish and tarpon. Offshore fishing includes sport fishing, deep drop, bottom and reef fishing. You can scuba dive on Rum Cay at some of the most spectacular locations in the Caribbean. Snorkelers appreciate the coral reefs and dive sites teeming with brilliantly colored fish and fantastic colorful formations. Other popular activities include sailing, parasailing, windsurfing and world-class surfing.

MARINA

How can I buy a slip?
We are selling slip memberships, which will enable members to occupy a specific slip as part of a world class marina operation.

Will you have a membership program?
Yes. We are currently working with RockResorts, our branded operator to formulate a membership program and will release all the details once they are finalized.
What slip sizes will be available?
Slip sizes start at 40 foot and range up to 200+ feet in length. The larger slips will be capable of accommodating boats with a draft of up to 12 foot.

What are the different categories of membership?
At this time, we are contemplating having a Slip Membership and a Corporate Membership Program. However this still being finalized.

Will I need to get a social membership?
Yes, slip members will also need to have a social membership. This will enable them to utilize non-private resort facilities. Including but not limited to the resort hotel.

Can I buy a slip only membership?
In the initial slip offering, slips will be allocated to real estate purchasers only. However, a priority slip reservation system is in place to enable slip only purchases once additional slips are released.

What marina facilities will I have access to?
Along with standard marina features, additional services will include high speed internet, a customs clearing house, provisioning /chandlery services, repair and maintenance services as well as a fish cleaning area and tournament scales.


TAXATION

What costs are involved with the purchase of real estate in the Bahamas?
Legal costs: Montana Holdings is working with a local lawyer to provide a customized service for the conveyance of our properties at rates well below what is typically charged.

Government fees: Recording fees ($3.50 per page) on the conveyance, title and other closing documents which need to be recorded in the Registrar General Office in Nassau.

Application fee under the International Persons Landholding Act if applicable. ($25.00)

Certificate of Registration fee for a home over the value of $100,000 ($100)

Stamp Duty: On property valued at $250,000.01 and higher, stamp duty levied is equal to 5% for the buyer and 5% for the seller.

The usual practice in the Bahamas is for the tax to be shared equally between buyer and seller unless otherwise agreed upon.

We can provide you with a summary of expected closing costs for your convenience. Of course, these amounts are estimates only. There may be additional costs and actual amounts may vary from the estimates provided.

What are property taxes in the Bahamas?
In respect of owner-occupied property: The first $100,000 is tax exempt.

On that portion in excess of $100,000 and less than $500,000 the rate of tax is 1% of the market value of the property; On the portion in excess of $500,000 the tax rate is 1.5% of the market value of the property.

Market Value is defined as the amount the property would realize, if sold in the open market, without any encumbrances or restrictions.

Is there capital gains tax payable upon sale of the property?
The Bahamas does not levy taxes on capital gains

Are there any estate duties on Rum Cay?
The Bahamas does not tax inheritances.

Is there any income tax in the Bahamas?
No. There is no income tax.

Is VAT (Value Added Tax) payable on property?
No.


RENTAL MANAGEMENT PROGRAM

Is a buyer required to enter into a rental program agreement?
Of course it is up to the purchaser to decide how they wish to utilize their property; however as part of the incentive program with the Bahamian government that we have agreed that in order to benefit from certain duty and tax exemptions units must be available to rent for 9 months of the year.
What are the options available for rental of a unit?
Ownership may include the opportunity to place your home in a rental pool. The unit owner has three ways to rent the unit.
A unit owner may rent the unit directly to third parties, without the assistance of a local agent or the hotel rental program;
A unit owner may rent the unit with the assistance of a Bahamian rental agent; or
A unit owner may include the unit in the rental program affiliated with the resort and managed by the branded hotel manager. Further details can be provided by the rental program manager.
How is the rental revenue split between the resort and the owners?
We are still in the process of finalizing the rental program.

MEDICAL SERVICES

Are medical services available?
Currently, there is a small medical clinic, staffed by a resident nurse, in the town of Port Nelson. As a part of the Rum Cay development plan, the medical services will be expanded as part of the resort operation.

DEVELOPMENT TEAM

Who is the development team?
Rum Cay Resort Marina is being developed by Montana Holdings Ltd., a Nassau-based real estate investment and development firm.
What other companies are involved in the development?
Rock Resorts International, a wholly-owned subsidiary of Vail Resorts (NYSE:MTN), has been selected to operate the luxury resort hotel and residence club, as well as the signature spa through its high-end spa brand, Avanyu. In addition to operating the resort and spa, RockResorts will continue to advise Montana Holdings on a variety of aspects of the development, and will operate the Homeowners Association, certain private membership clubs, as well as other components of the resort.
Rum Cay Resort Marina is being developed by Montana Holdings Ltd., a Nassau-based real estate investment and development firm.
Edward D. Stone, Jr. and Associates (EDSA)has created the overall master plan design for the development, and continues to be involved in the on-going planning of the exterior spaces within the development. EDSA is a international resort and land planning firm, which has been widely recognized as a an industry leader having contributed to such notable projects as Atlantis on Paradise Island plus numerous Four Seasons, Ritz Carlton and Hyatt Hotels.
Applied Technology & Management (ATM) has designed the marina facilities at the resort. ATM is one of the most experienced marina construction and design engineering firms in The Bahamas and Caribbean, having contributed to such notable as Atlantis, Chub Cay, Emerald Bay and Old Bahama Bay marina projects in the Bahamas, among others both in North America and internationally.
The architect for phase one of the development is Bruce LaFleur & Associates, a highly respected Bahamian firm. Since its inception in 1982, the practice has expanded to become one of the largest and most experienced architectural firms in the Bahamas.
Heavy Marine & Foundation, a Bahamian affiliate of Shoreline Foundation, Inc., has been awarded the contract for excavation of the 28-acre marina basin that will serve as one of two focal points for the overall resort.
PricewaterhouseCoopers, LLP is providing market assessment and hospitality advisory services to the project.
The international marketing firm of Cotton & Company, having previously represented Four Seasons Emerald Bay in the Bahamas, as well as many other high profile developments, represents the firm related to its sales and marketing efforts.
