Marina Suites

These outstanding luxury three, four or five-bedroom Long View Residences are an adventure in luxury living at a resort like no other. The building design has been broken into several multi-level pods. The lower level features a large bedroom that opens onto a beautiful, covered terrace, separate dressing area, and bath. The main level houses a large kitchen with eat-in bar, separate dining room and large living room that opens onto a paved terrace with infinity-edge pool. The master suite, which opens onto a private outdoor terrace, includes a spacious bath and separate sitting area. If needed this floor plans can be modified.

LOCATION

Scrub Island, British Virgin Islands is located approximately 74 miles (119 km) east of Puerto Rico (eastern Fajardo, Puerto Rico to Scrub Island, BVI), 28 miles (45 km) NE of Charlotte Amalie, St Thomas of the U.S. Virgin Islands, and 1.66 miles (2.7 km) North of Trellis Bay / Beef Island Airport ( EIS ).

When traveling to the BVI, there are no direct flights from the USA, Canada, Europe, or South America to the British Virgin Islands' main airport, the Terrence B. Lettsome Airport (EIS).

The most direct way to arrive to the British Virgin Islands is via San Juan, Puerto Rico (SJU). All flights must connect through another Caribbean airport on islands such as Puerto Rico, St. Thomas, Antigua, St. Kitts, or St. Maarten/St. Martin. Frequent connecting service is offered by American Eagle, Air SunShine and Cape Air, with occasional service by other airlines and charter flights.

With little to no development in the British Virgin Islands, property and marina space is in high demand. Each property will be a wholly- and privately-owned asset.

 

Purchasing Process

Step 1:

Once your residence is selected you have the option to make a reservation for the duration of 30 days. The refundable Reservation Deposit is 50,000 USD. Within this time we can answer all your questions and plan a visit to the site for you. At this time we will also provide you with the Purchase and Sales Agreements as well as a package detailing the information that you will have to provide to apply for and obtain a Landholding Licence . (see Step 3 below).

Step 2:

Once you have visited the site, you have 7 days to return your completed Purchase and Sales Agreements along with the remainder of your 10% down balance due on your escrow deposit.

Step 3:

As a Non-British Virgin Island resident, a Non Belonger Land Holding License (NBLHL) is required from the government for permission to purchase real estate. Mainsail Development Group has taken all of the

guesswork out of this process by pre-arranging your obtaining this license within 90 - 120 days after submission of a completed application. The application, processing and legal fees will be approximately $3,600* for individuals and $6,800 ** for companies. Mainsail Development Group is working closely with O'Neal Webster, one of the most prestigious law firms in the BVI.

Step 4:

Upon receipt of your Land Holding License the land closing takes place as well as the transfer of title to your lot. Scheduled construction progress payments are required through completion of your residence. Completion time for a residence is currently estimated at 18 Months.

Step 5:

At closing (Transfer of Title) the following costs can be expected: Attorney fees: $1,500.00

Registration fees: $20.00 (includes Transfer, Charge, Discharge, Title freeze) Updated Appraisal: $1,250.00

 

If you are obtaining financing, your lending bank will have its own set of closing fees.

*Aside from legal fees of $1,500.00 per applicant there is also the fee for the valuation $550-$1,100 depending on if it is bare land or if there is a building on it, for the cadastral map $100.00, and for Land Registry documents $10.00 = $3,510.00

**For a company, the legal fees are valuation, cadastral map and land registry fees are the same as for an individual, application fee is $500.00, collection fee is $1,000.00 for the company, and $600.00 for each shareholder and each director, plus for BVI Companies $50.00 for Certificate of Good Standing, $30.00 for Company Searches, and $100.00 for Registered Agent’s Certificate. If there are more than 2 shareholders and directors the costs would increase.

 

Taxation in the British Virgin Islands

The absence of most major forms of taxation has led the BVI to be included on most recognized list of tax havens. Here is a list of what is not subject to taxation:

  • NO capital gains tax
  • NO profit tax
  • NO inheritance tax
  • NO estate duty
  • NO sales tax or value added tax
  • NO corporation tax
  • NO gift tax

Subject to taxation

  • Stamp duty: 12% (of appraised value/sales price) on any real estate transaction
  • Land Tax: Half acre or less: $50; greater then half acre but not in excess of 1 acre: $150. Any additional acre or part thereof is an additional $50.00.
  • House Tax: Is charged at the rate of 1 ½ percent per annum on the notional annual value of the house.
